Agreement & Stay

What is the Residential Facility Agreement?

A signed contract between the Service Provider (house owner) and the Resident that grants temporary, permissive accommodation at Ashray Living under our house rules.
Does this agreement give me tenancy or ownership rights?
+
No. It clearly states this is not a lease or tenancy — it is permissive stay only, and permission can be revoked for any breach of rules.
What accommodation am I entitled to?
+
A specific Bed No., Room No. and Floor allotted by the Service Provider. Rooms may be single, double, or triple-sharing as per the property design.
Can I choose my roommates?
+
No. Room and bed allocation is decided solely by the Service Provider, though preferences are noted where possible.
What is the duration of stay?
+
A fixed 11-month term, with the entire 11 months treated as the lock-in period.
Can I leave before the term ends?
+
Yes, but you must pay for the full balance period of the lock-in. There is no notice-period clause and the security deposit is forfeited on early exit.
What happens during force majeure events (lockdowns, pandemics)?
+
Payments must continue for the full lock-in term regardless of disruption.
What documents are required to move in?
+
Address proof, college ID and a passport-size photograph. The signed RFA + Declaration are also part of the move-in formalities.
Who needs to sign the agreement?
+
Four signatures: Service Provider, Resident, Parent/Guardian and a Witness. The agreement is binding once all four have signed.
Is the agreement explained in local language?
+
Yes. The RFA and Declaration are walked through in the resident's local language so the parent/guardian also clearly understands.
Are verbal promises by staff valid?
+
No. Only official written communication from the Service Provider is binding.
Where will disputes be resolved?
+
All disputes fall under Delhi jurisdiction only, governed by Indian law.

Fees, Deposit & Refunds

When is the monthly fee due?
+
Within the first 7 days of every calendar month. From the 8th onwards a late fee of ₹100 per day applies (₹500/day in certain breach scenarios) — 365 days a year, including holidays.
Is tax included in the monthly fee?
+
No. Applicable taxes are extra and payable by the Resident.
How much is the security deposit?
+
A refundable deposit equal to two months of service charges, plus the first month's fee paid in advance at the time of admission.
Why does management take a blank security cheque?
+
It secures full-tenure obligations and may be presented for pending dues, damages or unpaid electricity.
Will I be charged for the whole month if I join mid-month?
+
Yes. Fees are calendarwise — charged from the 1st of every month — even if you join later in the month.
Can I adjust my security deposit against the last 2 months' fees?
+
No. The security deposit cannot be used to pay rent and is refunded only after the official check-out process.
Is electricity part of the monthly fee?
+
No. Electricity is billed separately through a prepaid sub-meter at ₹14.5 per unit + taxes + service charges.
What is the cash deposit surcharge?
+
Cash deposits at the bank incur an additional ₹500 charge. Always send proof of payment to ashrayliving@gmail.com for cash or third-party UPI.
Are fees revised every year?
+
Fees may change with the next academic session or as per management policy. Old Residents (over a year) may receive retention rates.
Do I get a refund if I cancel mid-term?
+
No. All payments are strictly non-refundable, and the security deposit is forfeited on mid-term exit.
Will I get a fee discount if I travel or don't stay?
+
No. Fees remain fixed regardless of holidays, travel or absence.
What if I stay beyond the contract period?
+
For the first 7 days an extension is charged at ₹1,500 per night. After 7 days a full monthly fee is charged.

Security Refund & Check-Out

What is the timeline for refund of the security deposit?
+
Refunds are processed within 30 days of the agreement ending or the check-out date, after deducting any dues, penalties or damages.
What is the No Dues Clearance UID?
+
A unique number issued by the office once all payments, late fees, electricity dues, room damages, key returns and item returns have been verified. It is mandatory to start the refund.
Where do I collect the No Dues UID from?
+
From the office help desk at the time of check-out. Without it the refund cannot be initiated.
What is the Check-Out G-Form and why is it required?
+
An official Google Form filled at the time of check-out that confirms vacating, captures bank/payment details, and triggers the internal refund workflow. It must be filled exactly at check-out — not before or after.
Can someone else collect the No Dues UID on my behalf?
+
No. The UID must be collected personally by the resident unless management has approved otherwise in writing.
How long does it take to get the No Dues UID?
+
Usually the same day, provided the room inspection and dues verification are completed successfully.
What can be deducted from my deposit?
+
Unpaid electricity, late fees, room/property damages, lost keys, missing items, penalties or violation charges are deducted before the refund is released.
Will my refund be delayed if I skip the check-out procedure?
+
Yes. The refund is only processed after the Check-Out Form is filled, room inspection is complete, and the No Dues UID is issued and submitted.
Can I leave with outstanding dues?
+
No. You cannot vacate or remove belongings unless all dues are cleared.

Rooms, Building & Damages

What is provided inside the room?
+
Bed with mattress, pillow and bedline, wardrobe, window curtains, study table and chair, AC, geyser in the washroom, book shelves, hangers and a dustbin.
Can I move common-area furniture or appliances into my room?
+
No. All common-area furniture and appliances (microwave, iron, induction, utensils) must remain in their designated areas.
Can I put up posters on the walls?
+
Yes, provided they do not damage paint, woodwork or fixtures.
What happens if I damage something accidentally?
+
Report it immediately. Repair or replacement cost is recovered from the resident, based on market price, and may be deducted from the security deposit.
Can I keep my room messy?
+
No. Cleanliness is mandatory. Rooms requiring professional deep cleaning are charged to the resident.
What happens if I lose my key?
+
You must pay the replacement cost (₹500 fine for lost room keys). Lock changes need written approval from the office.
Can maintenance enter my room when I'm not there?
+
Yes — for routine housekeeping (using duplicate keys, 10 AM – 6 PM) and for any emergency repairs. Keep valuables locked in your cupboard.
Can I be moved to another room without my consent?
+
Yes. Management may relocate residents temporarily for maintenance, repairs or operational needs without compensation.
Can I run a business or shoot content from my room?
+
No. Commercial activity (online or offline) and content creation involving outsiders are strictly prohibited. Violation may lead to immediate termination and deposit forfeiture.

House Rules, Conduct & Penalties

Are alcohol, cigarettes, gutka or drugs allowed?
+
Strictly prohibited. Possession or use leads to immediate termination, reporting to parents/authorities and a permanent ban from re-entry. ₹500 fine per instance for smoking/drinking inside.
Is gambling or betting allowed?
+
No. Any form of gambling or betting is prohibited.
Is ragging tolerated?
+
No. Ragging is illegal under the Indian Penal Code and grounds for immediate termination.
What are the quiet hours?
+
9:30 PM to 8:00 AM. Loud music, shouting or disturbance during quiet hours carries a penalty of ₹10,000 (or actual damage cost, whichever is higher).
How should I behave with staff and other residents?
+
Treat all housekeeping, kitchen, security and management staff with respect. Misbehaviour, bullying or harassment of staff or residents may lead to penalties or termination.
Can I host a party or group gathering?
+
Only with prior written approval from the Property Supervisor. You must restore the space afterward and pay for any damage caused.
Are pets allowed?
+
No. Pets of any kind, and feeding stray animals inside the property, are strictly prohibited.
What is the penalty for cooking inside the room?
+
₹1,000. Cooking is allowed only in the designated pantry. Banned room appliances (induction, heaters, coils, cookers, roti makers, high-watt devices) carry a ₹1,000 fine for unauthorised use.
What is the penalty for taking cafeteria food/cutlery out?
+
₹500 for cutlery taken to rooms; ₹2,000 for taking food outside the premises without permission. Cutlery must remain in the cafeteria.
Can the owner evict me without notice?
+
Yes. The Service Provider may evict residents without notice for serious misbehaviour, repeated complaints or actions that tarnish the property's reputation.
What if my parents and I are unreachable for 20+ days with overdue rent?
+
Management will lock the room and belongings until dues are cleared.

How many meals are served per day?
+
Four buffet-style meals — breakfast (with seasonal fruits), lunch, evening snacks/high-tea and dinner (with dessert). Midnight snacks are arranged during exam season.
What breakfast options are served?
+
A rotating menu — Aloo/Paneer/Gobi/Onion/Aloo-Methi parantha, Idli, Vada, Dosa, Uttapam with sambhar and coconut chutney, oats, sprout salad, moong dal cheela, Bombay/pesto/cheese sandwiches, pancakes, French toast and more.
What is served at lunch?

Palak Paneer, Mix Veg, Shimla Mirch Aloo, Gobi Matar, Aloo Baingan, Chana Masala, Kala/White Chana, Hyderabadi Mix Veg etc., with Arhar/Moong/Masoor/Dal Tadka/Mughlai/Kolhapuri dal, plain rice, jeera rice or pulao, plus occasional Pao Bhaji, Chole Bhature, Dal Baati Churma or Litti Chokha.
What is served at dinner?

Veg Kofta, Soya/Masala Chaap, Dal Makhni, Shahi Chaap, Palak Corn, Paneer Makhani/Lababdar, Veg Biryani, Fried Rice/Noodles with Manchurian — paired with Lacha Parantha, Naan, Garlic Naan, Tandoori, Rumali or Tawa Roti.
When are non-veg meals served?

Generally Wednesday and Sunday — Butter Chicken, Chicken Curry, Chicken Changezi, Afghani Chicken, Chicken Nihari and Chicken Biryani rotate through the menu.
Are desserts served?

Yes, on rotation — Gulab Jamun, Jalebi, Kheer, Rasmalai, Halwa, Custard, Sevaiyan, Ice Cream, Cakes & Pastries, Brownies, Donuts and seasonal items like Gajar Halwa in winter.
Are evening snacks provided?
+
Yes — Pasta, Chow Mein, Bhel Puri, Papri Chaat, Fruit Salad, Chana Chaat. Baked items like Pizza, Garlic Bread and Lasagna must be pre-ordered by 4:30 PM (ordering closes 5:30 PM).
Why does food refilling take a few minutes?
+
Each refill is freshly prepared in live batches in the in-house kitchen, not reheated, so it takes 5–10 minutes to maintain quality and hygiene.
Can I pre-order a meal or request a special dish?
+
Yes. Meals can be pre-ordered up to 2 hours before buffet timings, and special requests must come in at least 1 hour before meal hours (not during peak buffet).
Can I take meals to my room?
+
No. All meals must be eaten in the dining hall unless you have prior approval (and your own tiffin). Giving food to visitors without permission carries a ₹5,000 penalty.
Is biometric attendance required for meals?
+
Yes. Residents must punch attendance (biometric or digital) before meals, and uncollected reserved meals are still charged (₹250 wastage penalty).
Can I store food in the common refrigerator?
+
Yes, but only properly labelled with your name and room number. Stale or unlabelled food may be discarded by housekeeping without notice.

Housekeeping & Laundry

What are the housekeeping hours?
+
Daily, 10 AM – 6 PM. Rooms are usually cleaned in the resident's absence using duplicate keys. Keep valuables locked.
What does housekeeping cover?
+
Room cleaning, mopping, dusting, bathroom cleaning, garbage removal, bed-making and scheduled bed-linen changes.
What is included in the laundry service?
+
Regular wear clothing only — submitted in designated laundry bags via the assigned drop point with the mandatory Google Form and clear photos of each item.
What clothes are NOT included in laundry?
+
Undergarments, socks, woollens, leather items, expensive/delicate garments, embroidered items, blankets and quilts.
How many items and bags can I submit at a time?
+
Maximum 10 items per bag and up to 3 bags per cycle. 5 bags are issued initially; extra sets cost ₹250 for 5 bags.
What if my laundry photos are unclear?
+
The laundry will not be processed and will be returned unwashed. Handing clothes directly to laundry staff carries a ₹500 penalty.
What is the complaint window for laundry issues?
+
Complaints must be raised within 3 hours of delivery. Management is not liable for loss/damage to garments after that window.
Is internet speed guaranteed?
+
Wi-Fi (up to ~50 Mbps) is provided by a third-party vendor. We monitor it actively, but speed is not contractually guaranteed. Maximum 2 devices per resident.
What online activities are prohibited?
+
Pornography, pirated content, fake accounts, IP masking, VPN-based bypass and any network misuse. Violations can lead to internet suspension or termination.

Water, Power & Utilities

What kind of water is supplied at Ashray?
+
Only government-treated MCD water for bathing and general supply — no ground or borewell water. Drinking water is additionally purified through an RO plant.
Why does water pressure occasionally drop?
+
Reasons can include motor restart, tank refilling, blocked pipelines, sudden high demand or low tank levels. Supply usually resumes within 5–10 minutes once the motor and tanks stabilise.
How often are water tanks cleaned?
+
All bathroom and general-use tanks are professionally cleaned every month — drained, scrubbed, disinfected, rinsed and refilled with fresh MCD water.
What if there is a plumbing issue at night?
+
A temporary supply is arranged where possible and full repairs are scheduled for the next morning when the plumbing team is on site.
How is electricity billed?
+
Through a Wi-Fi-enabled prepaid sub-meter, based on your room usage plus a proportionate common-area load, at ₹14.5/unit + taxes + service charges.
What happens if my prepaid balance runs out?
+
Electricity is auto-cut and resumes only after the dues are recharged.
Who pays electricity if my roommate leaves?
+
The remaining occupant covers the full room's charges unless they choose to relocate. A single occupant in a shared room pays the full share.
Which appliances are banned inside rooms?
+
Heaters, induction plates, coils, cookers, roti makers and any other high-wattage appliances (₹1,000 penalty for unauthorised use).
What must I switch off before leaving my room?
+
Lights, AC, fans, geysers, heaters and mosquito devices — every single time.

How is security managed at the residence?
+
CCTV across all common areas (24×7), biometric/face-recognition access, trained 24×7 guards and a 24×7 emergency concierge line.
Is electric fencing installed on the boundary?
+
Yes — non-lethal electric fencing for boundary security, installed and maintained by certified technicians per safety norms, monitored daily by the security team.
Can residents accidentally touch the fencing?
+
No — residents should never touch or go near it. It only affects the outer boundary, not daily movement, facilities or common areas.
What are the entry/exit rules?
+
Residents must follow the Permitted Designated Hours. Late entry or early exit requires prior approval via the Property Supervisor's official WhatsApp and parent/guardian consent.
What if I leave without permission?
+
Unauthorized exit can lead to termination and forfeiture of the security deposit. Back-gate entry/exit is strictly prohibited.
Are CCTV cameras monitored?
+
Yes, 24×7 across all common areas. Tampering with CCTV or fire-safety equipment is a punishable offence (₹2,000 fine + eviction risk).
Will my parents be informed in an emergency?
+
Yes. The registered parent/guardian is contacted in any medical or security emergency.
Is management responsible for lost or stolen items?
+
No. Residents are responsible for their personal belongings. Keep valuables locked in cupboards.
What medical support does Ashray Living provide?
+
Basic first aid only. All hospital and treatment costs are borne by the resident, and the Service Provider holds no liability for medical outcomes.

Are visitors allowed inside the building?
+
Yes — visiting hours are 12 PM to 5 PM. Every visitor must register at the security desk with valid ID, and requests need at least 48 hours' notice.
Can same-gender visitors enter my room?
+
Yes, only with your roommate's consent.
Can opposite-gender visitors enter my room?
+
No. Opposite-gender visitors are allowed only in the reception area (₹1,000 penalty for bringing them to rooms; ₹2,000 for unregistered visitors).
Are overnight guests allowed?
+
Only with prior written approval, and only same-gender guests. Residents also get two complimentary nights per month for mother/siblings.
Can management reject a visitor request?
+
Yes — management may reject or revoke visitor permissions at any time.

Are housekeeping and bedding really daily?

How are maintenance issues handled?

An in-house team works 24×7. Most issues are resolved the same day once reported to the residence manager; AC complaints are resolved in 24–48 hours.

How do I raise a complaint?

Official updates, requests, complaint tickets and coordination. Disrespectful behaviour, offensive content or abuse is prohibited; management may remove members at any time.
Are WhatsApp messages from staff official?
